General Qualification Guidelines

  • You must provide proof of U.S. citizenship or permanent residency
  • You must have lived in Denton County for at least one year
  • You must provide proof of a stable income for the last six months
  • You must have not previously own a home
  • You must provide last year Income Tax (may request up to three)
  • You and/or your spouse must provide documentation of employment (last 3 pay stubs)
  • You family size and annual income must fall within the ranges of the Income Guidelines table (listed below)
  • You must have a satisfactory credit rating
  • You must pass a criminal background check
  • Your monthly expenses cannot be more than 40% of the family's monthly income
  • The family must be willing to invest 350/400 "sweat equity hours" of their time into building their own house, other Habitat partner families' houses, attend future homeowner workshops and participate in other community service activities approved by Habitat. 
  • You must currently live in substandard housing or be classified as homeless.

Note: A deposit of $1,000 or payment arrangement of $50 or more/month can be paid while fulfilling "sweat equity" hours. Payments are due by the 15th of each month. As part of your commitment to the program, a Payment Arrangement and Sweat Equity Work Schedule will be prepared for you to sign. Total deposit is due 30 days PRIOR to signing the closing documents for your new home.

All applicants who are accepted into the home-ownership program are subject to re-qualify every six months until they close on their home. 

Applicants are required to provide Habitat for Humanity of Denton County with a copy of their credit report, dated within 30 days of the date requested. If the applicant cannot provide this, there is a charge of $25 for Habitat for Humanity of Denton County to provide it.
